The whole "sex is wrong if it's not with a woman" thing. God made me the way I am, and the way I am is attracted to boys. So if I love him, and he loves me, then I see no problem with making love to him. And yes, I would wait until he reached the AoC (although in your post you stated a hypothetical situation where underage sex would be allright. In such circumstances, I would hypothetically also have no problem sleeping with a boy if he fully understood what he was getting into). Although, if our activities were legaalized by the government, then there would most likely not be any great deal of social outcry over man/boy sex, and so the atmosphere of our encounter would be much lightened. I know my argument is weak from a Scriptural standpoint, and rip me to pieces if you must, but I will never believe that my love if wrong. Having sex can be an inappropriate demonstration of that love, but it can also be its most beautiful facet. It just depends on how I conduct myself and the circumstances of the partner that I choose.
